چکیده

Mortgagors face a trade off between paying more points and a lower interest rate. The theoretical prediction is that borrowers with a higher probability of prepayment would opt for a loan with fewer points and higher interest rate. Another theoretical prediction is that once incurred, points become sunk costs, hence should not affect borrowers’ refinancing decisions in the future. Utilizing individual mortgage loan data, we find that borrowers overestimate their holding periods and pay too many points. We also find that borrowers fail to treat points as sunk costs; borrowers with points are likely to refinance “too late.” Do Borrowers Make Rational Choices on Points and Refinancing

Why Do Borrowers Make Mortgage Refinancing Mistakes?

Refinancing a mortgage is often one of the biggest and most important financial decisions that people make. Borrowers need to choose the interest rate differential at which to refinance and, when that differential is reached, they need to take the steps to refinance before rates change again. The optimal differential is where the interest saved by refinancing equals the sum of refinancing costs...

Consumer Mistakes and Advertising: The Case of Mortgage Refinancing

Does advertising help consumers to find the products they need or push them to buy products they don’t need? In this paper, we study the effects of advertising on consumer mistakes and quantify the resulting effect on consumer welfare in the market for mortgage refinancing. Out of Sight, Out of Mind: Financial Illiteracy and Sluggish Mortgage Refinancing

We analyze the effect of an exogenous shock to the Italian mortgage market and we show that most households do not act rationally when it comes to take mortgage-refinancing decisions. Thanks to a new legislation passed in 2007, borrowers have been allowed to refinance their loans at no cost. This reform— along with the drop of interest rates occurred between 2008 and 2009—has produced a unique ...

How Do Mortgage Refinances Affect Debt, Default, and Spending? Evidence from HARP∗

We use quasi-random access to the Home Affordable Refinance Program (HARP) to identify the causal effect of refinancing a mortgage on borrower balance sheet outcomes. We find that on average, refinancing into a lower-rate mortgage enabled borrowers to cut their default rates on mortgages by around 40% and their rates of serious delinquency on non-mortgage debts by about 25%. Refinancing also ca...

Mortgage Choice: What's the Point?

This paper shows that, in the presence of transaction costs payable by borrowers on refinancing, it is possible to construct a separating equilibrium in which borrowers with differing mobility select fixed rate mortgages (FRMs) with different combinations of coupon rate and points. We also show that, in the absence of such costs, no such equilibrium is possible. This provides a possible explana...
